FPA was retained by Hilco Redevelopment Partners to secure all the environmental permits for the proposed parcel distribution facility at 150 Salem Turnpike on an approximately 9.4-acre parcel along the Saugus River in Saugus, MA. The site had been severely degraded over the past 70 years by automobile salvage and fuel distribution uses. The purpose of the project was to construct a new, one-story, approximately 85,000-square-foot distribution facility to bring economic vitality to the area as well as substantially improve the environmental conditions at the site. The project has transformed the river’s edge of the site and constructed a new public Riverwalk to reintroduce access to the waterfront on this industrial property. Shoreline improvements, including a new living shoreline, will help support the habitat and functions of the adjacent coastal wetlands in an Area of Critical Environmental Concern (ACEC). FPA developed a strict schedule to address multiple agency reviews and obtain the local, state, and federal environmental permits for this complex site in record time.
